2700 N. Main – Former Las Cruces Country Club Property
Tetrad Property Group has been retained to provide Owner’s Representative & Entitlement Services for the former Las Cruces Country Club property. The former Las Cruces Country Club closed in 2011. Since then, the property has been in flux. Over the last few years, signs of progress have emerged with the City adopting the Apodaca Blueprint in 2018, which included the property, and the completion of the Three Crosses Regional Hospital and Medical Office Building in late 2020 and early 2021 respectively. As part of its services, TPG lead the effort to rezone the property to allow for future development of the 75 acres, utilizing the Apodaca Blueprint as the Master Plan for the site. The entire site is currently zoned R-1a (Single Family Medium Density). The proposed zoning includes several areas that would allow for the development of uses consistent with the Apodaca Blueprint including:
- Area 1A Open Space District – OS-R/R2 (Open Space/Multi-Dwelling Low Density)
- Area 2A Flex District – R-3/O-2/C-2 (Multi-Dwelling Medium Density/Office Professional with Limited Retail Service (Neighborhood)/Commercial Medium Density)
- Area 3A Apodaca Preserve – OS-R/R2 (Open Space/Multi-Dwelling Low Density)
- Area 3B Cottage Residential – R1-b/R2 (Single Family High Density/Multi-Dwelling Low Density)
- Area 3C Townhouse Residential – R-4/C-2 (Multi-Dwelling High Density/Office Professional with Limited Retail Service)
- Area 4A Town Center – C3 (General Commercial)
- Area 4B Commercial Center – C3 (General Commercial)
Rezoning the property is the first step necessary to allow the owner to begin to create future development plans. It is anticipated that the rezoning application for the property will be heard by the Las Cruces City Council during the 1st Quarter of 2022.
